A variation is any change to the agreed scope of works after the project has commenced. In insurance repairs, variations are common — hidden damage discovered during demolition, material availability changes, or homeowner requests for upgrades all generate variations.
Common Causes of Variations
- •Hidden damage discovered during strip-out — water damage in wall cavities, termite damage behind linings, asbestos-containing materials requiring specialist removal
- •Material availability — specified products discontinued or unavailable, requiring suitable alternatives
- •Building code compliance — existing construction that does not meet current standards and must be upgraded as part of the repair
- •Homeowner requests — upgrades or changes beyond like-for-like restoration (e.g., different tiles, upgraded fixtures)

How Variations Are Managed in Insurance Repairs
In insurance work, variations must be approved by the insurer before the additional work proceeds. The builder prepares a variation report documenting the additional work required, the reason, and the cost. The insurer reviews and either approves, negotiates, or declines the variation.
